The Board of Directors carefully evaluated several management companies and selected Coastal Management & Consulting for our hands-on approach, responsiveness, and commitment to proactive and transparent management.

In the coming weeks you'll receive your homeowner portal invitation, new payment information, and opportunities to meet our team. Please complete the Homeowner Information Form so we can ensure you stay connected.
As soon as homeowners receive our communications, we will be ready to serve you.

Review Your Assessment Billing
The effective date for billing will be August 1st. Therefore, all payments should be made to Coastal for the August assessments. Please review carefully so there are no surprises after Coastal takes over on August 1.

Cancel Existing Auto-Payments
Your current auto-pay set up with the previous management company will NOT transfer. Please cancel it before August 1 to avoid duplicate or failed payments. Then enroll in your new auto-pay — AppFolio (one-click) or free Alliance Bank — from the Billing & Payments page.

Frequently asked questions
When does Coastal officially begin?+
Coastal officially begins management on August 1, 2026. We will begin servicing homeowners as soon as you receive our communications towards the second week of July.
Do I need to create a new portal account?+
Yes. Your previous portal account will not transfer. Once we have your information, you will receive an invitation to set up your new Coastal homeowner portal.
What happens to my automatic payments?+
Auto-payments with the previous management company will NOT transfer. Please cancel them before August 1, then enroll in new auto-pay via AppFolio or Alliance Bank on our Payments page.
Where do I send assessment payments?+
The effective date for billing will be August 1st, and all payments for August assessments should be made to Coastal. Payment options include online portal, paper check, bank bill pay, and auto-pay. See the Payments page for full details.
When will I receive portal information?+
Portal invitations will be sent after you complete the Homeowner Information Form and as we finalize the transition in the second week of July.
